The HVAC System
No matter what the temperature is outside, you’re going to be using your heating and cooling system year-round to keep your home at a comfortable temperature. That being the case, you’ll want to make sure that the system installed in the home you’re looking at is in good shape. A few things to keep in mind when it comes to the HVAC unit include:
The System’s Age
Your average HVAC system is designed to last around 15 years, so if the unit is older than or even approaching that age, you will likely have to have it replaced shortly after moving in — or you can try working a new system into your closing costs.
The Type of System
Central air is the ideal system for most homeowners since it’s an efficient way to regulate the temperature within a home, as are ductless units for areas of the home that need a bit of extra help. If the house you’re considering uses only window units, you may have to think about adding central air down the line or find a new space with a better HVAC system.
The Maintenance
No matter the age or type of system, it requires proper routine maintenance. Ask the seller how often the system was tuned and if there is a maintenance plan in place — and if there is, will it remain in place if you purchase the house. If the system wasn’t well-maintained, that may cause problems for you down the road.
The Plumbing
Just like your HVAC system, you’re going to use your plumbing each and every day. You’ll want to make sure it’s in good shape so you and your family are safe from harm and you don’t end up with otherwise-avoidable plumbing problems. When it comes to your plumbing, you should consider the state of the following:
The Pipes
Especially in older homes, there is a chance that the pipes could be made of iron that can corrode as time goes on, leaving you with rust-colored, metallic-tasting, or otherwise less-than-ideal water.
The Fixtures
Does the toilet flush properly or does it run for afterward? Do the faucets have adequate water pressure? Are any of the sinks or tubs slow to drain? These are all factors to consider if you want to avoid any plumbing issues in the foreseeable future.
The Water Source
Certain water sources, such as well water or groundwater, can bring undesirable side effects with it. This can include funky smells, odd tastes, or invisible contaminants. For this reason, you’ll want to know where the home’s water comes from and if there is any sort of filtration system in place to provide cleaner water.
The Appliances
The right appliances making for easier use and lower utility bills. Ask about the age of the appliances in the home, if they are Energy Star rated, if there are any applicable warranties, and if any repairs have been made recently.
